Since Ho Chi Minh got shutdown we airsoft players have been playing at PMC and at Pb Field i love both fields but i really miss Ho Chi Minh and wish it never got cut down but SHIT HAPPENS !!! anyways i have been hearing that there are many other places to play at even abandoned places dam i even heard there is a hospital building and i want to explore out these fields and start going out there to play but im willing to scout there even with SandDragon i know there are many other places to play but some people don't want to say it on here but please spread and share the ideas and hopefully we can make a new location to play at if possible and make it more fun for us and the community so for any opinions please right back on here thanks Eagle.

Both SFAA Inc and "Miami Airsoft" are building CQB places, so that will be cool...

im planning on getting a GBB SMG, most likely a KWA TDI KRISS Super-V Very Happy for epic battles, and maybe a glock AEP, or GBB idk yet...i think the vector will use glock gas mags, so it would be wise to buy a block GBB... besides, AEP kinda suck... low FPS/ROF, no blowback, but have a high capacity mags, and are cheap/rechargable...

If you find a abondoned building take down the address. Contact the owner through a property search and present a buisness plan where you convert their property that is taking a loss into a profitable buisness. It has worked in a few areas, but the problem with most areas in South Florida in respect to these properties is they have so many liens that the owners are ducking them. The way to get around this though is difficult as you need to purchase one of the liens and then after a long wait (almost two years, correct me if I am wrong) you can then file to have the property auctioned (which requires you to pay even more fees) and you can then try to bid on it (you do have a sort of automatic bid being the price of the lien you hold). Even if you do all this though you are still responsible for all liens on the property (which many times are worth more than the building) and you are responsible to tear down the structure if it is condemned.

In all reality from a buisness standpoint with over 7 shops either having just airsoft or a sizeable inventory and another 10+ retailers with at least a small inventory a field is less than viable. Airsoft is not paintball when it comes to profits from having a field.

SFAA Field is under 5% of the funds needed to even open with just a stageing area.
Miami Airsoft had bad luck finding a spot to rent and in this area that won't likely change.

Here is a fun breakdown of getting/running a financially sound idea for a indoor cqb field
Initial Costs:
Building 35,000-60,000 will be at least $600,000 at auction (you need to buy it or you will pay the same in rent over 6 years)
Construction $150,000 (construction/renovation of building and using prefabricated structures for play area)
Various Liscences / Zoning exemption / Incorperation / Inspections $10,000
Insurance $12,000
Initial Inventory $75,000 (includes rental equipment)

Total Initial Setup Cost: $847,000

These figures are researched through proper channels or with talking to field owners.

Weekly Breakdown:
Friday Entry Fee, 75 players x $15 = + $1,125
Saturday Entry Fee, 100 players x $20= + $2,000
Sunday Entry Fee, 100 players x $20 = + $2,000
Rest of the week, 50 players x $10 = + $500
Rentals, 325 paid entry x 10% rental x $20 fee = + $650
Sodas Snacks ETC, 325 entry x $4 = + $1,300
Retail Store, 325 entry x $10 = + $3,250
Birthday Parties, 325 entry / 52 weeks per year x 10% purchase x $300 cost = + $188
Rentals Upkeep, 30 rentals x $5 parts/labor = - $150
Sodas Snacks ETC Stock, $1,300 / 2 inventory cost = - $650
Hourly Wages, 5 employees x 20 hours per week x $10 hourly wage = - $1,000
Retail Store, $3,350 / 2 inventory cost = - $1,675
Utilities, $2,000 monthly / 4 weeks = - $500
Misc Yearly Costs broken down into weekly = - $1000

Weekly profit = $6,063
Yearly profit = $315,276

Total time to clear a profit, $847,000 initial investment / $315,276 profit= 2.68653497 years

This breakdown of course is under the assumption that airsoft will remain popular enough in the next few years or become more popular. The problem is of course splitting up profit between multiple stores. Those stores will then either close or open fields themselves not understanding the financial implications. This is then complicated because after 2.68 years you will a buisness that has had a 15% depretiation on the building per year over that time judgeing by commercial property forcasts over the next five years.

Initial investment $847,000 - $201717 depretiation = buisness worth $636,283 if you could find a buyer that means you made
75% profit over 2.68 years plus the profit per year you make if you keep the buisness.

To give you a comparison if you put $5,000 into helium commodity stock last year. That stock is now valued at around $25,000. That means you could have made a 400% profit over one year. This makes a airsoft cqb field not a very good investment if one wants a good return on their investment. Finally you come to the only way you can really open a great airsoft location is to use the field as a tax shelter. Tax shelters are what people use to avoid paying taxes on positive revenue. For instance if you were having to pay $50,000 a year in taxes you could use the field as a loss to negate those taxes. In that way the field generates over $125,000 in income while the field is still not in profit.

So after all this the field really just falls under a hobby for even the buisness owner. Considering all financial investors say to only put 5% of your worth into recreational hobbies that means that you need someone with a net worth of almost seventeen million dollars, who wants to run a buisness as a hobby.

A outdoor field can be more profitable because you get rid of the biggest cost, being the building, but then you run into a host of other problems that paintball fields normally have.

To have a good cqb field you need to have a really profitable proshop to suppliment the income and without that its a failing buisness. The amount of shops that have low overhead from having such small storefronts will really make it difficult to keep the proshops profits at a reasonable level considering how many of these shops also are involved with local teams that will stay loyal.

You could also go about getting a local government to allow usage of say a park, but you still need the costs to build the field and that is where some ventures are stuck as well. Considering you can't get a loan as a non for profit you can only hope to get donations. None of the local stores are really willing to pump out the cash to support this type of idea so you are then trying to get almost $50 a piece from your local player base to open a field....which is highly unlikely.

In the end the most feasible idea would be to find land or a building that is of such a low value to sell that the owner would consider going into a partnership with his end being the land or building. You would still need a investor to supply the capitol needed to pay for all the construction and initial startup costs. The zoning exemption is also easier to obtain by a property owner rather than someone just renting the property. If you use temporary modular structures like in the desert fox cqb field you can have a field that is easy to maintain and alter.

With the previous idea a area like HoManChi trail would have been optimal considering it was previous cleared for construction which would lower your start up costs. With $80,000 you could get enough temporary structures to occupy around two acres of cqb area and make the area a mout type setup filled with two and three story structures.

My dream field would probablly be like that of HO CHI MINH TRAIL but only modded with bulldozed trail roads in the jungle and a few bunker hills that could be objectives to capture.

The land should be hilly and not too flat, Imported sand in some areas could be dumped to simulate even desert conditions and so players can even dig up a few trenches.

Old cars , buses and trucks could simulate the highway of death!

An old junked airplane can be positioned as if it just crashed!

trenches dug up in WW1 style can also create CQB situations without an actual building in use.

Major errected structures could be mounted on a watch tower for game marshals,speakers, night lighting and maybe allowable for sniper objectives.

This is only if Land was aquired and the owner was more willing to take on entrance fees, maybe he is also into the hobby sport....If I had Land I would try it too!

Some people have beautiful gardens and spend a fortune, Why not a killing field!?

If you care for the drive, OP31 Ft. Myers has 45 acres with CQB houses (1 and 2 story), vehicle assault training with a bus and cars, deep woods, two bunker towns, a cement culvert pipe field, a plastic culvert pipe speed field and that's just on their first 20 acres.

I know its a little bit crazy with the amount of detail, but all I did is just copy and paste some of my notes I made on a airsoft field opening in South Florida. Really thats about a month of research gathering put down into final numbers. If someone was going to try to open one and in it for the long run don't you think they would do the research?
